Pricing explained
How heat pump, furnace and hot water tank pricing works
Why two quotes for the same job can look so different, and what actually sets the price of yours.
Why prices vary
Why can't you give me a price over the phone?
Because the price depends on your home, not just the equipment. The same heat pump costs more to install in a house that needs a panel upgrade and new ducts than in one that's ready for it. A hot water tank swap is quicker when the venting and piping are already up to code. We look first, then quote, so the number you get is the number you pay. You get the quote before any work starts, and if we find something on site, we show you and price it before we do it.
Sizing
How does sizing affect the price of a heat pump or furnace?
The right size comes from a heat-load calculation, not the size of your old unit. We look at your home's size, layout, insulation, existing heating equipment and airflow. A bigger home or one that loses more heat needs more capacity. An undersized system struggles to keep up and wears out faster, and an oversized one turns on and off too often, wastes energy and leaves rooms uneven. Paying for the right size is cheaper over the life of the system than paying for the wrong one.
Ducted or ductless
Is a ducted or ductless heat pump cheaper?
It depends on what your home already has. A ducted heat pump uses ductwork, so a home with good ducts from a forced air furnace is a strong fit. A home without ducts, or with baseboard heat, often suits ductless heat pumps, where each indoor head serves a room or zone. How many rooms you want to heat and cool, and how many indoor units that takes, drives the ductless price. We check the ducts at the home visit and compare both ways where they make sense.
Electrical panel
Why does my electrical panel matter?
A heat pump, an electric furnace or a heat pump water heater all add load to your electrical service. Some homes have room on the panel and some need an upgrade first, especially when switching from oil or gas to electric heat. We check your panel at the home visit and tell you before you commit if an upgrade is needed, so it's in the quote.
Hot water tanks
What sets the price of a hot water tank?
The tank size, gas or electric, and how it's vented. Some installs need more once we're on site, like new piping or a worn valve replaced to bring the setup up to code, or an expansion tank where a backflow preventer or pressure reducing valve makes the system closed. If we find something, we show you and price it first. Going tankless is priced on the unit your household's hot water use calls for, where it's mounted, how it's vented and the gas line to it.
Tank
- Size
- Gas or electric
- Venting
- Piping and valves brought up to code
Tankless
- The unit your hot water use needs
- Where it's mounted
- Venting
- The gas line
Furnaces
What sets the price of a new gas furnace?
The size your home needs, the efficiency of the furnace, the condition of the ducts, venting and gas line, and whether you're replacing an old gas furnace or switching from oil to gas. Pairing the furnace with a heat pump as a dual fuel system changes the scope again. We explain the options and running costs side by side so you can choose.
Permits
Do permits add to the cost?
Sometimes. Gas and electrical work need separate permits from Technical Safety BC, and some work also needs a municipal permit, depending on your town and the job. Norm's holds Technical Safety BC gas licence LGA000404. We tell you which permits your job needs at your quote, so they're not a surprise.
Rebates
How do rebates change what I pay?
They can lower your cost a lot on qualifying heat pumps and high-efficiency equipment, but eligibility depends on things like household income, your existing heating system, the new equipment and the timing of the project. Most programs require a program-registered contractor and pre-approval, so the order you do things in matters. We name the programs, like CleanBC Better Homes and FortisBC, and confirm current amounts at your quote. Norm's is a FortisBC Trade Ally Network member, and our rebate team checks the rules before any work starts.
Monthly payment options
Can I spread the cost out?
Yes. Norm's has partnered with Financeit for monthly payment options. Standard interest rates are from 12.99% to 15.99%, with amortization periods up to 240 months, and you can pay it off any time without penalty. Financeit adds a small fee to the loan amount, with no hidden or additional charges. You can find out if you pre-qualify in seconds, with no obligation.
After install
What keeps the cost down after the install?
Regular maintenance. A tuned system runs more efficiently, lasts longer and is less likely to break down on the coldest night of the year. Our HVAC membership plans deliver priority care and exclusive discounts, so you can avoid costly repairs.

FAQ
Pricing questions, answered
Why do heat pump quotes vary so much?
Because each quote is built on the home: sizing, ducted or ductless, the electrical panel and the install itself. Check that a quote includes a proper heat-load calculation, airflow requirements and equipment sizing, not just a model number and a price.
Do you charge for estimates?
Estimates on replacements are free, and quotes for new systems are complimentary. Call 250-753-3641 or send the form to book one.
Will the price change once you start?
You get the quote before any work starts. If we find something on site, like piping or a valve that needs replacing, we show you and price it before we do it.
Do I need a bigger electrical panel for a heat pump?
Sometimes. We check your panel at the home visit and tell you before you commit if an upgrade is needed.
Are rebate amounts included in my quote?
We name the programs you may qualify for and confirm current amounts at your quote. Most programs need pre-approval, so we check the rules before any work starts.
What monthly payment options do you offer?
Monthly payments through Financeit, with standard interest rates from 12.99% to 15.99% and amortization up to 240 months. Pay it off any time without penalty.
Is a tankless water heater more expensive than a tank?
A traditional tank usually costs less up front. A tankless unit can last up to twice as long and saves the energy a tank uses reheating water around the clock. We'll help you weigh it up for your house.
