Signs it's time to call a plumber

  • Wet spots on the lawn
  • Low water pressure that won't come back
  • A water bill higher than it should be
  • Drains that keep clogging

Small leaks grow. Getting them looked at early is cheaper than drying out a floor.

Permits

Do I need a permit for plumbing work in Lantzville?

It depends on the job, and in Lantzville the local rules come from the District of Lantzville. Lantzville Building Bylaw No. 182, 2020 (section 2.4) says a building permit is not required for plumbing systems and fixtures; the District posts a separate Plumbing Declaration form. Rebate and permit details checked October 21, 2026. Programs change, so we confirm at your quote.

Pricing

Will I know the price before the plumber starts?

Yes. We're up front about pricing: the quote comes first and there are no hidden costs. If we find something extra, we show you and price it before we do it.

Water and sewer

Is your Lantzville home on well water or septic?

It's common here. District water comes mainly from the District's own groundwater wells, and under a 2018 agreement the upper pressure zone gets City of Nanaimo water. Sewer Phases I and II are complete, but many properties still use septic systems. On a private well there's no municipal shut-off at the street, so know where your main valve is. With septic, what goes down the drain matters more: keep grease and wipes out of it.

Water lines

How do I know if my water line is leaking?

Wet spots on the lawn, low pressure or a high water bill can point to a leaking water line. We test at the meter first, then repair or replace the line with our own crew.

What customers say about our plumbing

★★★★★
We were leaving on our first vacation in 20 years and sure enough we found a leak in the crawlspace, less than 24 hours before our departure time. Evan came over first thing in the morning and quickly identified 2 problems. He was efficient and thorough and we had time to spare before leaving. Amazing service. We have used Norms plumbing before and we highly recommend them.

★★★★★
Our water tank failed and Norm's plumbing was there very fast to replace it. Everything was explained, great communication, even letting us know when the installers were on their way. Installers also managed to work their magic accessing through a small crawl space entrance. They even took the old tank away ! Would highly recommend calling Norm's first - local owned and operated.
