Bradford White, gas or electric. They've built water heaters since 1881 and sell only through plumbing wholesalers. If the install needs more, like new piping or a worn valve brought up to code, we show you and price it before we do it.
Permits
Who issues permits for a hot water tank replacement in Cassidy?
Sometimes. The Regional District of Nanaimo, Electoral Area A sets the local permit rules for Cassidy. The RDN Building Regulations Bylaw No. 1250 lists a Plumbing Permit among the permits it issues and counts plumbing inside a building as part of the building. Gas work needs a Technical Safety BC gas permit taken out by a licensed gas contractor, and Norm's holds gas licence LGA000404. Rebate and permit details checked October 21, 2026. Is a tankless water heater worth it?
It can be, if you want endless hot water or the floor space back. A Rinnai tankless heater heats water only when you open a tap and lasts up to twice as long as a tank. Norm's is Nanaimo's only Rinnai Ace Dealer, so our crew has extra training installing them.

Is your Cassidy home on well water or septic?
Many are. Cassidy has no RDN community water or sewer service; most residents draw drinking water from the upper Cassidy aquifer, which the RDN plan calls highly vulnerable to surface contamination. Private domestic wells in RDN Electoral Areas A, B, C, E, F, G and H qualify for the RDN Well Water Testing Rebate. Well water can carry sediment that settles in a tank, so rumbling or popping is worth a look sooner.

Should I repair or replace my hot water tank?
Repair it if it's young and the fault is a part. Thermostats, heating elements, pressure relief valves and pilot assemblies can often be replaced without a new tank. Replace it when it's near the end of its 8 to 12 year life, shows real rust, or leaks from the tank itself.
