Hot water tanks in Cedar
Who replaces hot water tanks in Cedar?
Norm's licensed plumbers do. Gas tanks, electric tanks and Rinnai tankless heaters are all everyday work for us. Not every call ends in a new tank. If a part fixes it, you keep the tank. Cedar is one of the three core communities of RDN Electoral Area A, an area bordered by the City of Nanaimo to the north and the Strait of Georgia to the east. Homes here come under the Regional District of Nanaimo, Electoral Area A. We cover Cedar along with nearby Cassidy. The crew comes out from our Nanaimo shop on Boxwood Road.
Leak or failure signs to watch for
- Hot water that runs out early
- A damp floor around the tank
- Rusty water from the hot taps only
- A pilot that won't stay lit on a gas tank
Water under the tank? Shut the cold supply valve on top of the tank and call 250-753-3641.

Planning ahead
When should I replace a hot water tank?
Before it fails. A tank in its last years is worth replacing on a day you pick. It's far easier than a surprise leak with a full house.
Permits
Do I need a permit for a hot water tank replacement in Cedar?
It depends on the job, and in Cedar the local rules come from the Regional District of Nanaimo, Electoral Area A. The RDN Building Regulations Bylaw No. 1250 lists a Plumbing Permit among the permits it issues and counts plumbing inside a building as part of the building. Gas work needs a Technical Safety BC gas permit taken out by a licensed gas contractor, and Norm's holds gas licence LGA000404. Rebate and permit details checked October 21, 2026. Programs change, so we confirm at your quote.
Tanks for Lunch
How does a new tank help local kids?
Through Tanks for Lunch, a share of every water heater we install goes to the Nanaimo Ladysmith School Foundation, which feeds kids in every school in Nanaimo and Ladysmith.
Water and sewer
Is your Cedar home on well water or septic?
Many are. The RDN Cedar sewer service area covers the Cedar town core on parts of MacMillan Road and Cedar Road, treated at the Duke Point Pollution Control Centre. The North Cedar Improvement District supplies water from aquifer 161. Private domestic wells in RDN Electoral Areas A, B, C, E, F, G and H qualify for the RDN Well Water Testing Rebate. Well water can carry sediment that settles in a tank, so rumbling or popping is worth a look sooner.

Repair first
Should I repair or replace my hot water tank?
Repair it if it's young and the fault is a part. A worn element, thermostat, valve or pilot part is a repair, not a new tank. A leak from the tank body can't be patched, and that's when we'll tell you straight it's time.
Often repairable
- Faulty thermostat or element
- Pilot or burner issues on gas tanks
- Relief valve problems
Time to replace
- Leak from the tank itself
- Heavy rust or corrosion
- Repair close to the price of a new tank
Gas or electric
Is natural gas available in Cedar?
FortisBC supplies natural gas across much of the Mid-Island. Availability depends on your street, and we check your address at the quote. We install Bradford White gas and electric tanks, so either way the tank fits the house.
